That single difference invalidates a lot of standard advice.

Most usefully, iron chlorosis is rarely the cause of yellowing here. In Austin, pale St. Augustine with green veins is almost always locked-up iron in high-pH soil, and chelated iron fixes it. In Horseshoe Bay the same symptom usually means nitrogen or micronutrients have simply washed through the sand, and iron will not help. Sand holds very little water and very little fertiliser, so nutrients leach past the roots after every heavy rain and every long irrigation cycle. The correct response is lighter feeding more often, not heavier feeding less often, and building organic matter through compost top dressing so the soil retains something between applications.

Water, and the lake that tells you nothing

The city has moved between stages more than once in recent years, so confirm the current stage and your assigned day with the utility before setting a controller rather than relying on last season’s schedule.

One local point of confusion is worth clearing up. Lake LBJ is operated by LCRA as a pass-through lake, held within a narrow range rather than storing floodwater, so it does not show the dramatic drawdowns that make headlines at Lakes Travis and Buchanan. A full-looking lake outside the window is not evidence either way about the regional water supply. The water supply picture for the Highland Lakes as a whole, and the restrictions that follow from it, are set by storage in the two big reservoirs, not by the level of the lake at the end of your dock.

Grass for sand, sun and a colder winter

Bermuda and zoysia are the sensible choices on granitic sand. Both root deeply enough to find moisture that St. Augustine cannot, and both tolerate the longer intervals between watering days that a staged plan imposes. St. Augustine is a struggle here: it is the thirstiest grass grown in Texas, and sand is the least forgiving soil to grow it on.

Winters in the Highland Lakes are also colder than Austin’s, with more nights below freezing. Warm-season turf goes dormant earlier and greens up later, sometimes not fully until late April. Expect a longer brown season than in town, resist the urge to fertilise a dormant lawn into greening early, and plan sod installation for autumn or late spring rather than the first warm week of March.

Stage 3 narrows that to once weekly, midnight to 6 a.m. only, and — this is the one that affects project planning — prohibits landscape installation from July through September. Stage 4 ends automatic irrigation entirely, allowing hand watering only, on one designated day, between 5 and 8 a.m. or 7 and 10 p.m.

Penalties are published and they escalate steeply over a rolling twelve months: 150 dollars for a first violation, then 20 percent of your current bill or 300 dollars whichever is greater, then 50 percent or 600, then 100 percent or 1,200 for a fourth and beyond. They are added to the next water bill. Variances exist for health and sanitation hardship, decided by the utility director with appeal to the city manager and then council.

One provision is worth planning around deliberately. Horseshoe Bay grants a new landscape variance that steps down rather than cutting off: daily watering for the first ten days, alternate days for days eleven to twenty, every third day for days twenty-one to thirty, then the standard restrictions. That is a genuinely workable establishment window, and it is why new sod here is far more likely to succeed if the variance is applied for before the work starts rather than after the grass begins to struggle.

Which stage applies right now, and why the lake tells you nothing

Horseshoe Bay ties its stage triggers to LCRA combined storage in Lakes Buchanan and Travis: Stage 1 below 1.1 million acre-feet, Stage 2 between 900,000 and 1.1 million, Stage 3 between 750,000 and 900,000, Stage 4 below 600,000 — or, alternatively, to a loss of local supply capacity. As of mid-2026 combined storage sat near 1.9 million acre-feet and LCRA classified conditions as normal, which is above even the Stage 1 trigger. Confirm your current stage and assigned day with the city rather than assuming; a utility can be held at a stage by a local capacity trigger or by council decision independently of lake levels.

And here is the thing that misleads more Horseshoe Bay residents than any other: the level of Lake LBJ tells you nothing about the regional water supply. LCRA operates Inks, LBJ, Marble Falls and Austin as pass-through lakes, held within a narrow operating range rather than storing floodwater — LCRA is explicit that “constant level” is not the correct term, but the practical effect is that the lake outside your window looks much the same in a drought as in a wet year. Only Buchanan and Travis are storage reservoirs, and they were designed to rise and fall. Those two, not the water at the end of your dock, determine what restrictions the region lives under. Combined storage went from 51 percent to over 90 percent in days during the July 2025 floods, which is exactly how quickly it can move in the other direction over a few dry years.

What USDA actually says about the soil here

The soil series mapped across the granitic Llano Uplift — Click, Keese, Lou, Castell, Voca and, on the schist and gneiss, Honeycreek, Katemcy and Ligon — share a profile that is unusual for Central Texas. They are sandy loams to coarse sandy loams, well drained, several with moderately rapid permeability, and their reactions run moderately acid to neutral. Keese carries an explicit range of pH 5.6 to 6.5 and is only ten to twenty inches deep to bedrock. Honeycreek is described as slightly acid or neutral throughout, with no carbonates at all.

Compare that with the limestone-derived soils that dominate Austin and the eastern Hill Country, which are alkaline and calcium-rich. A recent federal filing on the region’s geology puts the contrast plainly: Llano Uplift soils are slightly acidic and potassium-rich, while the surrounding limestone soils are mostly alkaline with high calcium, and it notes that alkaline conditions impair plant uptake of zinc, iron, boron and phosphorus while excess calcium interferes with magnesium — so the two regions genuinely require different fertiliser programmes.

Why the standard yellowing diagnosis is wrong here

AgriLife ties iron chlorosis specifically to high pH, putting the practical threshold around pH above 7.5. On Horseshoe Bay’s granitic soils, sitting well below that, pale grass with green veins is unlikely to be locked-up iron — and applying chelated iron to it changes nothing. The far more probable causes are nitrogen leached out of a sandy profile, drought stress on ten to twenty inches of soil over rock, or chinch bug feeding.

Take-all root rot carries the same reversal. It favours alkaline conditions, and the standard AgriLife remedy is to acidify with sulfur at three to five pounds per 1,000 square feet a year or peat moss at one to two bales. On soil already at pH 5.6 to 6.5, that step is redundant and can do harm. If take-all does appear — irregular thinning, yellowing foliage, short blackened rotten roots, stolons lifting easily — the useful levers here are drainage, deep infrequent watering to six or eight inches, thatch reduction and restrained nitrogen, not soil acidification.

What does need managing is leaching. AgriLife’s guidance for sandy soils is explicit: smaller, more frequent nitrogen applications, slow-release sources, or light rates of half a pound of nitrogen per 1,000 square feet or less per application, specifically to limit movement toward groundwater. Long single irrigation runs work against you on sand for the same reason — water driven below a shallow root zone is water the grass never gets.

Other things that damage lawns here

Chinch bugs are the summer insect, concentrating in hot, dry, sunny areas and producing expanding irregular patches with a yellow-orange halo. The field test is a coffee can pushed into the turf at the edge of a dying patch and filled with water; treat around 25 per square foot and spot-treat rather than blanket-spraying. Large patch is the autumn and spring disease, showing as circular patches with yellow to orange borders where shoots pull easily from stolons that stay green — preventative fungicide when soil temperatures fall between 50 and 70 degrees, not after symptoms appear. Grey leaf spot follows warm wet spells with tan to grey oblong lesions edged in purple-brown, and responds to cutting soluble nitrogen and bagging clippings better than to spraying. White grubs justify treatment only above five to ten per square foot, with preventative products timed after beetle flights end. Fall armyworms can strip a lawn within days after late-summer rain.

Colder winters, later green-up
